Zenova Flex Space — Terms & Policies

These Terms & Policies (“Terms”) govern all Production Access Reservations, purchases, financing options, and use of Zenova Flex Space modular units (“Flex Space,” “Unit,” “Product”) provided by Zenova (“Zenova,” “we,” “us,” “our”).

By placing a Production Access Reservation, submitting payment, or accepting delivery, you agree to these Terms.

1. Pre-Production Status & Product Nature

Zenova Flex Space is a modular product currently in pre-production.

Units shown on the website are conceptual renderings

No finished inventory currently exists

Production is scheduled based on confirmed access reservations

Zenova Flex Space units are:

Modular, prefabricated structures

Non-permanent and relocatable

Intended for light-duty workspace or storage use

Zenova Flex Space units are not permanent buildings, dwelling units, or ADUs.

The customer is solely responsible for ensuring compliance with all local zoning, HOA rules, permits, and regulations related to placement and use.

2. Product Images & Render Disclaimer

Images, videos, drawings, and renderings are provided for illustration purposes only.

Final delivered units may vary slightly in:

Materials

Colors or tint

Finishes

Hardware

Layout or detailing

Such variations are normal in modular manufacturing and do not constitute defects.

3. Production Access Reservation

To secure priority access to production, customers must place a Production Access Reservation.

Reservation Deposit: $2,500

The deposit is non-refundable

The deposit is credited toward the final purchase price

The deposit secures a priority position in the production queue

Production Access Reservations are not purchase orders and do not guarantee a specific delivery date.

4. Pricing (Base Models)

Current base pricing for Zenova Flex Space units:

8 × 8 × 8 Flex Space: $14,999

8 × 8 × 9 Flex Space: $17,999

Prices reflect base configurations only.

Final pricing may vary based on:

Power configuration (20A or 30A)

Window package and color selection

Delivery location

Taxes, fees, and site conditions

Optional upgrades

Zenova reserves the right to adjust pricing prior to final purchase agreement.

5. Delivery Timeline & Refund Protection

Estimated delivery timelines are provided in good faith but are not guaranteed.

If Zenova does not deliver the reserved unit within nine (9) months of the Production Access Reservation date, the customer may choose one of the following:

Request a full refund of the $2,500 reservation deposit, or

Remain in the production queue and continue waiting for delivery

6. Payment Options

Zenova may offer the following options, subject to availability and approval:

Purchase outright

Owner financing

Financing terms, service fees, interest rates, payment schedules, and ownership transfer conditions are not guaranteed and will be provided in a separate written agreement prior to delivery.

Zenova retains ownership of the unit until paid in full where applicable.

7. Installation & Site Responsibility

Customers are responsible for:

Site access and preparation

Ground conditions and drainage

Utility availability

Compliance with local regulations

Zenova Flex Space units are designed for temporary foundations, such as skids or blocks.

Zenova does not perform permanent foundation work unless explicitly agreed in writing.

8. Electrical Power & Usage Limits

Units are offered with either:

20-amp (120V) Office Lite power, or

30-amp (120V) Comfort power

Electrical systems are designed for light-duty use only.

Allowed continuous use includes:

Computers

Lighting

Networking equipment

Small refrigerator

Only one high-draw appliance may be used at a time, such as:

Microwave

Space heater

Air conditioner

Improper electrical use may result in breaker trips or damage. Zenova is not responsible for damage caused by misuse.

9. Materials & Components

Zenova Flex Space units may include:

Aluminum framing

Factory-tinted polycarbonate windows

Modular wall and roof panels

Cosmetic variations, surface marks, or material differences consistent with modular manufacturing standards are not defects.

10. Warranty & Limitations

Zenova warrants that the unit will be free from material defects at the time of delivery.

This warranty does not cover:

Normal wear and tear

Cosmetic changes

Scratches or surface marks

Damage caused by weather extremes

Improper installation or misuse

Unauthorized modifications

11. Cancellations & Modifications

Production Access Reservation deposits are non-refundable except as stated in Section 5

Custom configurations may not be canceled once production has begun

Changes requested after production scheduling may incur additional costs or delays

12. Limitation of Liability

To the maximum extent permitted by law:

Zenova is not liable for indirect, incidental, or consequential damages

Zenova’s total liability shall not exceed the amount paid by the customer

13. Force Majeure

Zenova is not responsible for delays or failures caused by events beyond reasonable control, including but not limited to:

Supply chain disruptions

Material shortages

Transportation delays

Natural disasters

Labor disputes

Government actions or restrictions

14. Governing Law

These Terms are governed by the laws of the state in which Zenova is incorporated, without regard to conflict-of-law principles.

15. Acceptance

By placing a Production Access Reservation, submitting payment, or accepting delivery, the customer confirms that they have read, understood, and agreed to these Terms & Policies.
